Alongside the sports facility, Morgan Sindall is working with sister company Lovell to build two six-storey apartment blocks as part of the £80 million Clapham One regeneration development.
Morgan Sindall is now starting work on the roof of the sports complex which is on the site of a former leisure centre in Clapham Manor Street. When complete, the leisure centre – which has a floor area of 5,244m² – will accommodate a 25-metre, six-lane swimming pool, a teaching pool, a gymnasium, two dance studios and a four-court sports hall. The housing element of the scheme will create 44 affordable homes for rent and shared ownership for Notting Hill Housing Group and 19 homes for open market sale.
“It’s exciting to see the new leisure centre and housing taking shape on this prominent site in the heart of Clapham,” says Morgan Sindall project manager Steve Cresswell. “The restricted footprint of the site and proximity of neighbouring buildings has seen us working very closely with the local community and we’re grateful for their continuing support and cooperation.”

Both the leisure centre and homes incorporate sustainable technology including systems for saving water and solar panels and the extensive green sedum roof over the sports hall. The leisure centre, designed to achieve a BREEAM (BRE Environmental Assessment Method) ‘Very Good’ rating, will also feature a combined heat and power plant. The new homes will achieve Level 3 of the Code for Sustainable Homes system for measuring the environmental performance of new housing.
The new housing is due to be completed in Spring 2011 with the leisure centre set to be finished by October 2011.
